What is a Turnkey House?
As the name suggests, a turnkey house is ready for immediate occupancy. It can be the construction of a new house or the renovation of an old one.
Building a house is a time-consuming process that requires organizational skills and is often stressful. However, with a turnkey house, we save a lot of stress and time. The biggest advantage is that we don’t need to coordinate and negotiate with all the subcontractors. Instead, we choose a company that builds turnkey houses, agree on all the details with them, and they take care of the rest.
Once you enter the house, the only things missing will be lights and interior furnishings.
Before the construction starts, it’s important to agree with the contractor on all the materials to be used in the building process. This avoids any misunderstandings about the price. It’s crucial that the contractor knows the price range we are willing to pay. For example, this includes: the type of ceramic tiles, flooring, parquet, windows, doors, entrance doors, sanitary equipment, and much more.
Turnkey House (5th construction phase) or Partial Turnkey House (4th construction phase)?
You need to decide to which construction phase you want your house to be built. Of course, the price of your “house” project depends on this choice.
Let’s first explain the construction phases and what each one means:

First Construction Phase: After obtaining all the necessary documentation, the construction of the house can begin. This phase involves site preparation, marking the land, excavation of the foundation pit, and setting up the foundation slab.

Second Construction Phase: For houses with basements, this phase includes the construction of the basement.

Third Construction Phase: This phase involves the erection of floors, roof structure (including roofing work: installation of gutters, snow guards, roof windows, downpipes, etc.), the construction of wooden structural elements, roof construction, and roofing. In an extended third phase, your house is considered “closed,” as it also includes the installation of windows and entrance doors. Insulation, plastering, and façade can also be added.

Fourth Construction Phase: This phase includes the installation of partition walls inside the house, insulation, internal and external plastering, necessary installations, fitting of building furniture, installation of staircases, and any additional stonework and roofing tasks.

Fifth Construction Phase: This includes all the finishing work: wall and floor covering, painting, glazing, completing installations, and the installation of sanitary equipment. A turnkey house is ready for occupancy.
Most people choose a turnkey house because it saves a lot of time since they don’t need to look for subcontractors for things like sanitary installation or flooring. It also makes it easier to calculate the total cost of the house, reducing the chances of unexpected surprises in terms of pricing. However, for some, a disadvantage might be that customer preferences are difficult to change during construction since a turnkey house is built very quickly.
